SW DC Waterfront

The SW quadrant of DC is actually the smallest of the quadrants of the District. The section of SW referred to as the Waterfront is also sometimes called the ‘Near Southwest'. It is primarily a residential area and is also home to several marinas as well as the Arena Stage, Fish Market and Buzzard Point where the US Coast Guard HQ is located.

 

This neighborhood has several mid-rise co-op and condo complexes as well as some rowhomes and townhomes. The average price for a property in this area is under 300k; with some 1 bedroom co-ops for under 200k.

 

The SW DC Waterfront is currently going through a major improvement project centered around the new Washington Nationals Baseball Park right on the edge of the neighborhood; as well as a large new mixed-use project being built where and old mall once stood.

 

The Neighborhood is bounded by the I-395 Freeway to the North, S. Capitol St to the East and the Potomac and Anacostia Rivers to the West and South.

 

Metro has a station (Green Line) at the Waterfront Station and with the I-395 so close; the area provides some of the easiest access to Virginia from the District.
