When a buyer comes into your home; the need to feel warm and invited. Many things will quickly turn a buyer off to your home.
We talk about clutter; dirty rooms; crazy paint colors and those nasty pet smells - but we also need to talk about TEMPERATURE!
Now I understand - utility costs are high. They are even harder to swallow in a home that is empty that you are trying to sell. However - how inviting is a home that is under 50 degrees inside?
I recently showed a home like this. All my buyers could say was how cold it was inside. I pointed out the updated kitchen and the great skylights - the wife just said "Burr". I opened the garage door and the husband said - it's cold enough in here - I dont want to go in the garage!
Sellers have to think of their homes as a showcase. When you go into a furniture store - even if no one is there - it is warm and inviting. From the lighting to the temperature - these are all things which appeal to our sense of emotion and will make a buyer either happy or turned-off.
If you are concerned about utility costs; as everyone should be - buy a programable thermostat. Most home showings are going on between 10 am and 7pm. Turn on the heat!
